We chatted a few times about them getting a house there but settled on the idea of purchasing an income property to offset some of the cost, as this would have been their second home.

I offered to search a bit east of downtown and we found this gem of a house on the hill overlooking downtown. It fell out of escrow and I had kept up with the agents and snuck in a backup offer and got it!

We were able to find an AMAZING condo in Studio City. The photos on the MLS were terrible. The condo needed a lot of work but we were able to get an amazing place for an amazing price that is worth about $250k more that what they bought it for. Cherry on top is that the rent while they’re away covers the entire year worth of mortgage each year!

They were a referral who were working with an agent who wasn’t really helping them. Brooke was 5 months pregnant with an 18 month old toddler. They were on a timeline, for sure! I hit the ground running, we went to a ton of houses in the 2 month period we were searching and after beating out 26 other offers, we were able to move them in about a month before their new baby boy was born! Phew!
